Landmodo is a marketplace for owner financed land where independent land investors post their parcels. It covers all 50 states and is known for cheap rural lots with small down payments and monthly installments without bank approval or credit checks. State pages give a sense of scale: at the time of checking, California had close to three hundred owner financed listings with payments from about 99 dollars a month, and Missouri more than 165. Each investor has a profile with reviews and a list of properties.
The site suits buyers with limited savings who want to start small, for example a remote desert or Ozarks parcel for a future cabin. The flip side of easy financing is that interest rates and terms on land contracts can be steep, and the buyer may not get the deed until the last payment. Reading the contract carefully and checking the parcel with the county is a must.
