Bookings are made remotely: photos, house rules and the contract terms sit on the listing page, payment goes through the platform, and the landlord gets the money after the tenant has moved in and confirmed the place matches the ad.
Summer stock exists but is smaller than in September, since much of the inventory is tuned to the academic year. The service charges the tenant a booking fee, and cancellation rules depend on the individual landlord, so those terms deserve a slow read before paying. For a student flying into a new country without local contacts, having a signed contract in hand before landing is worth more than saving that fee elsewhere.
