The free tier covers listings, applications, screening, leases and online rent; the paid tier is billed per unit and adds customised lease clauses, next day rent transfers, rent price comparisons for the neighbourhood and waived card fees. Tenants can report on time payments to a credit bureau, which quietly makes them more careful with the due date.

Works well for a city owner with two to ten apartments who wants legal paperwork done properly without a lawyer on retainer. Larger portfolios will miss deep accounting and owner statements. Lease templates follow United States law, so the service is of no use outside it.
