Boston software from 2004, now part of RealPage, built for people who manage residential portfolios as a job. Buildium keeps full double entry accounting, bank reconciliation, owner statements and 1099 filing inside one account, so a city portfolio of walk ups and condos closes the year without a separate ledger. Tenants get a resident portal for rent, documents and maintenance tickets; owners get a portal of their own. Plans are tiered, priced by unit count, with a monthly minimum and extra charges for screening and e-signatures.
It suits an owner who has crossed the line from hobby to business, roughly from twenty doors upward, and especially anyone who also handles an HOA or association. For a landlord with two apartments the accounting depth is heavier than the task, and the first weeks go on setup rather than on rent.
